Vacating Your Rental Property

Things you need to know:

VACATE DAY & KEYS – You will need to ensure that you have moved out of the property and that all keys are to be returned to the office by close of business (5:00pm) on your move out date (lease end date or agreed upon date). 
RENT & BILLS – Please note your bond is not something we recommend to be used to cover any outstanding rent and bills as we would prefer to be able to refund you your bond. You property manager will email you advising the amount of rent owing to your vacate date. Please note that any bills required to be paid up until your vacate date.
CLEANING – This will need to be done before or on the day of your vacate date.We highly recommend using Laura from Spic N Span – 0417 683 173  & Michelle from Military Standard Cleaning Services 0435 810 952 (Please call and book in advance) We highly recommend to use our specified cleaners due to  if we find anything cleaning related, they will go back and attend to them without any extra charge. Cheaper cleaners can refuse to re-attend free of charge and can not be as clean and therefore an additional clean cost may be involved to you.
FURNITURE REMOVAL & RUBBISH– If you are needing a furniture removalist or are wanting to chuck out furniture etc, please contact your Property Manager as they will be able to help. Please ensure that the general waste, recycling & green waste bins are not to be used as a dump, and not to leave belongings next to the bins. Please use the bins accordingly.
INVENTORY – If your property is furnished, please ensure that all items on the inventory report that you were given upon moving into the property, is placed back in the same areas listed in the inventory report to ensure we are able to check off all items accordingly and do not have to try and find the items, if they have left in another area.
FLEA TREATMENT – If you have had a pet at the property you will be required to have a tick and flea treatment and have the carpets cleaned. This will need to be done before or on the day of your vacate date as above.
FORWARDING ADDRESS – Under the Residential Tenancies Act you must supply us with your forwarding address and phone number when vacating.
VACATE INSPECTION – Will be done within 3 business days of you returning keys, we will send you our exit condition report and work with you to resolve any concerns. Please ensure that the electricity stays ON for this time period in case yourself or the cleaners need to return to rectify any cleaning concerns.
BOND REFUND – Bond will be released after the vacate inspection, ensuring all rent, bills, cleaning and any damages have been rectified as necessary. If the property has not been left in the same condition as per the Entry Condition Report this process will take longer. Once the bond has been confirmed to be released, the RTA will be in contact with you directly to confirm your bank details to finalise the bond refund.
